{"id":65250,"date":"2020-12-17T12:00:36","date_gmt":"2020-12-17T17:00:36","guid":{"rendered":"https:\/\/retrofitmagazine.com\/?p=65250"},"modified":"2020-12-27T21:34:52","modified_gmt":"2020-12-28T02:34:52","slug":"commercial-construction-index-shows-signs-of-a-rebound","status":"publish","type":"post","link":"https:\/\/retrofitmagazine.com\/commercial-construction-index-shows-signs-of-a-rebound\/","title":{"rendered":"Commercial Construction Index Shows Signs of a Rebound"},"content":{"rendered":"\n<p>The\u00a0<a rel=\"noreferrer noopener\" target=\"_blank\" href=\"https:\/\/www.marcumllp.com\/insights\/third-quarter-construction-economics-the-arguably-better-the-not-so-bad-and-the-downright-scary\">Marcum Commercial Construction Index\u00a0<\/a>for the third quarter of 2020 reports that the industry continues to recover jobs lost from the recession caused by COVID-19.\u00a0Construction employment has rebounded since plummeting in March and April,\u00a0and the industry\u2019s unemployment rate stands at 6.8 percent as of October, just below the 6.9 percent rate observed across all industries.<\/p>\n\n\n\n<p>The index is produced by\u00a0<a href=\"https:\/\/www.marcumllp.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Marcum LLP<\/a>\u2019s\u00a0<a href=\"https:\/\/www.marcumllp.com\/industries\/construction\" target=\"_blank\" rel=\"noreferrer noopener\">Construction Services Group<\/a>.<\/p>\n\n\n\n<p>\u201cThe first two months of the pandemic witnessed the elimination of 1.1 million construction jobs.\u00a0Between May and October, the industry recovered 73 percent of those lost positions,\u201d\u00a0writes\u00a0Anirban Basu, Marcum\u2019s chief construction economist and author of the report, titled,\u00a0&#8220;The Arguably Better, the Not So Bad, and the Downright Scary.&#8221;<\/p>\n\n\n\n<p>Mr. Basu points out that the nonresidential segment has not recovered as rapidly as its residential counterpart. \u201cMuch of the construction industry\u2019s momentum pertains to a surge in homebuilding.\u00a0For a variety of reasons, the single-family housing market has emerged as one of America\u2019s leading economic drivers.\u00a0 While mortgage rates were low as the pandemic approached, they have fallen further since, inducing many people to begin thinking about homeownership.\u201d<\/p>\n\n\n\n<p>Construction data indicate that private sector spending contracted 6 percent on a year-over-year basis in September 2020, while public sector spending declined by 2 percent.\u00a0Primarily publicly financed segments like public safety (+32.9 percent) and sewage and water supply (+11.8 percent) exhibited the greatest year-over-year gains, while privately financed segments like lodging (-15.4 percent) and manufacturing (-9.8 percent) posted the steepest contractions.<\/p>\n\n\n\n<p>Construction input prices have not been subject to inflation thus far, although Mr. Basu warns that could change. \u201cMaterials prices expanded nearly 2 percent in September and are now higher than they were at the same time last year.\u00a0Despite the lingering pandemic, the global economy has been recovering, increasing demand for key commodities.\u00a0Rapid viral spread, including in Europe and parts of North America, render materials shortages more likely during the winter months.\u201d<\/p>\n\n\n\n<p>Mr. Basu predicts that the economy will dip back into recession during the winter. \u201cWhile many recent economic metrics provide reasons for optimism, contractors should remain on guard.\u00a0Another recession is probable as COVID-19 rages across the nation, driving up hospitalizations and inducing governors, mayors, and others to reimpose social distancing directives. The good news is that much of 2021 could be spectacular for the broader economy as post-election stimulus potentially synergizes with a vaccine.\u201d\u00a0<\/p>\n\n\n\n<p>Marcum\u2019s national construction leader,\u00a0Joseph Natarelli, says, \u201cThe construction industry is a job creator and an essential function of the economy, our national infrastructure, and the landscape. Work-from-home, lock downs and cut-backs are beyond our control.
